The terms and conditions detailed below apply to all apartment bookings made with Nort Bode directly. This is applicable to telephone bookings or reservations made from our website. Booking via partners such as Booking.com or Airbnb.com etc, will be subject to terms and conditions specific to those service providers.
When your booking is confirmed by email, your contract (which shall include these terms and conditions) will be with Nort Bode Apartments, which shall mean in these terms and conditions Sophie Dawn’s Ltd, Company Number: 419268.
BOOKING & PRICING.
All rates featured on the Nort Bode Website are offered subject to availability and Nort Bode Apartments reserves the right to refuse any booking.
Rates will vary according to availability and demand at any given time. All prices are subject to change without notice. Prices are inclusive of VAT at the current rate. Your price is guaranteed once you have received a booking summary once the booking has been placed.
When submitting a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide on the booking form. You will also receive another email prior to the arrival date, it will contain our terms and conditions and the door entry system pin numbers. Should the booking have been made via a 3rd party, correspondence may be sent via their own internal message system.
When the booking is made, we require a 20% non-refundable deposit to be paid.
Full payment for your reservation is due 4 weeks before arrival. You will receive a payment link for the final payment on the due date. Should final payment not be made with a week of the due date we reserve the right to cancel the reservation and the 20% deposit will be withheld.
Where reservations are made within 4 weeks of the arrival date full payment is required at the time of booking.
We may require a security deposit as assurance against excess cleaning, damage to the property or disruption to other guests under certain circumstances. If required, you will be contacted to discuss.
CANCELLATION & AMENDMENTS.
All cancellations, for whatever reason must be made in writing or by email.
If your reservation was made via a 3rd web site like booking.com or Airbnb then the cancellation terms and conditions will be as per the confirmation details received from them.
If your reservation is made with us directly, either by phone or our website, then the following statements are applicable to your booking.
We strongly advise that you have suitable travel insurance to cover cancellation costs should unexpected schedule changes be necessary.
1. Should cancellation be necessary more than 4 weeks prior to arrival, we will withhold the 20% deposit. If full payment has been made prior to the due date, we will refund the 80% balance that has been paid.
2. Should cancellation be necessary within 4 weeks prior to arrival, the booking cost is non- refundable. However, we shall at our discretion, attempt to resell your reservation, and offer a full or partial refund, but offer no guarantee to this effect.
In the unlikely event that we must change or cancel your reservation, we reserve the right to do so. This could be due to building problems or damage. If possible, we shall offer an alternative apartment at Nort Bode. However, you have the right to cancel your reservation and receive a full refund, including the 20% deposit for the apartment. Note: we shall not be liable for any sums which you have paid to any other persons or parties in connection with your reservation. For the avoidance of doubt, we shall have no further liability to you for any changes to the cancellation of any accommodation.
As per Scottish Law introduced on 26/03/2006, smoking is prohibited indoors. As such all our apartments and common areas are strictly non-smoking. There will be a minimum decontamination charge of £100 per apartment in the event of non-compliance with this law. Further to this, there may be additional charges to cover the cleaning time necessary to make good other damage sustained a result of noncompliance.
Provision is made for smokers to the rear of the premises where external cigarette buckets are provided.
HOUSE RULES & CONDUCT.
We want every guest to enjoy their stay at Nort Bode Apartments. It is a condition of your stay that consideration is given to all guests and the quality of their stay. It is not acceptable to make excessive noise or participate in anti-social behaviour. We also expect the same curtesy to our staff at Nort Bode, no form of abuse will be tolerated. We reserve the right to terminate any booking associated with any form of disruptive behaviour.
Our apartments are not available for social gatherings or parties and are not be used as such. Each apartment has a maximum occupancy level as shown on our website. The maximum occupancy is the maximum number of persons the apartment is designed to accommodate.
Occasionally problems are identified at our premises resulting from general wear and tear. Should this happen please inform us as soon as possible so we can make repairs, and source replacements. We will do our best to resolve such problems as quickly as possible.
Nort Bode Apartments may request the immediate removal from the premises of all persons who do not comply with our conditions of occupation. In such an event the accommodation charge will not be refunded.
Nort Bode management reserves the right of access to any apartment at all reasonable times for the purpose of routine servicing, inspection and repair. Right of access to any apartment may be exercised at any time in the case of emergency and where it is necessary for the immediate inspection of damage to the property.
Apartments are available from 3pm on the day of arrival and apartments must be vacated by 10am on the day of departure, unless otherwise sanctioned at the discretion of the Property Manager. Failure to vacate your apartment at the check-out time may incur additional charges.
No guest shall have power to assign sublet or share possession of any apartment during or after the contract period of occupancy or otherwise.
Guests shall be liable for all breakages and damage that may occur during their stay. Minor breakages or damage, such as a broken glass, may be waivered at the discretion of the management.
Nort Bode Apartments have a strict no pet policy.
GUIDE AND ASSISTANCE DOGS.
Guide and assist dogs are welcome but pre-arrival notification is required, consideration has to be made for the wellbeing of staff and other guests, who may have allergies. There are apartments which are better suited to assistance dogs, which we will try to make available. We reserve the right to ask for proof to ensure the dog is a trained genuine assistance dog.
On street car parking is available next to the properties and in other streets close by. This is free of charge. Nort Bode do not accept liability arising the use of such parking.
Internet is provided free of charge to all Nort Bode guests, both wireless and wired connections are available. The internet access is for general use, there is an expectation that such use will be lawful.
Nort Bode Apartments have guest laundry facilities in all apartments. Nort Bode do not accept liability for any loss or damage resulting from the apartment guest laundry facilities.
COMPLAINTS OR COMMENTS.
Any complaint or comment regarding a stay at Nort Bode Apartments should be made to staff on site during work hours. If no staff are present, please call Nort Bode Booking on 07900707744.

Nort Bode Apartments shall not be responsible for any loss or damage which you may suffer arising out of events beyond its control or the control of its suppliers (including, without limitation, fire, failure of electrical, gas or other power supplies, strikes, industrial action, terrorist activity, technical problems with transport and bad weather), nor for any curtailment, cancellation or change to any accommodation, activity or itinerary or any other consequences which arise as a result of such events.
These terms and conditions shall be subject to the laws of the jurisdiction in Scotland.
